I've needed Southside three times in the past two years...for a new water heater (they had the best price), a new shut off valve for my sprinklers, and most recently to fix a phantom noise in one of my toilets. A investigation fee is applied to find source of water leak. - went to the unit upstairs and found that the floor drain was overflowing due to a filter that was fully clogged. - Took out filter, owner is going to check if the water continues to leak.

The leak is in the wall by the mixing valve. The bad pipe will be cut out and a new section of pipe will be installed.

Customer had no hot water in the 2nd floor hall bath shower. I rebuilt the Kohler Shower valve to fix the problem of no hot water. The shower rough in valve was very corroded. It was mildly pitted but seems workable. After cleaning the valve and replacing the cartridge, everything worked as it should. If the valve doesn’t completely shut off within the year, I would recommend replacing the shower valve. We can take 1/2 of this job off of the future new valve install.

Customer was putting in tank bowl cleaners in the toilet. This voids warranty (from the manufacturer) and should not be used. It deteriorates the parts sooner than they should. There are other in-bowl cleaners that can be used. I rebuilt the tank and all is working as it should.

I came to look at a couple of concerns in the kitchen. The hand sink faucet, hot side doesn’t turn on. The faucet body is broken and corroded. The cartridge and handle are stripped. This faucet can’t be repaired and needs to be replaced. I attached a video that shows the middle drain in the 3 compartment sink. The handle that controls the stopper is bent and doesn’t work as it is intended. The packing, around the handle, has deteriorated to the point of no return. The stopper has also been bent. It would be my recommendation to replace the drain. See pics and estimates for work. The hand washing sink will be pulled off the wall to remove the existing faucet and install the new faucet. All new piping and supplies for the faucet and drain trap are included. The sink will be remounted on the wall and tested for proper working order and for leaks. I found the existing wall mounting bracket was falling off the wall. I remounted and secured the bracket on the wall before remounting the sink

Floor drain by water heater was backed up and caused water to go into kitchen below. After cleaning out floor sink, discovered that the strainer In floor sink was clogged and not allowing drainage. Cleaned out strainer and floor sink and it was draining great. Ran all fixtures in bathroom and everything else was also draining fine. Left strainer in for drain out per home owners request. Tested home pressure and 75 psi.

Southside came out for a noise associated with water heater. When heater would kick on there was a vibration the air outtake Line. There was a PEX water line that was on that pipe that was causing additional vibrations and noise. Was able to turn the shark bite tee so the water line was not against the exhaust pipe.

Southside Plumbing was out today to look at a toilet making odd noises. The client had recently replaced fill valve as well as the flex connector. Afterwards, the piping in the walls near the toilet was making a loud sound. After replacing the shut off valve supplying the toilet, the main valves and the pressure regulator were checked and found to be in good working order. At this point it was realized that the pressure filling into the toilet was extremely low and there was most likely some thing obstructing the line. Southside Plumbing was able to remove the piece of debris from where the toilet stop connects to the waterline. After removing the debris and reconnecting the lines, the toilet has adequate pressure and the noise has subsided.

All Southside plumbing provided parts and labor will carry a one year warranty from 11/8/23.

Southside Plumbing was out today to look at a toilet that was previously worked on. The fill mechanism inside the toilet tank was audibly leaking through a little bit. Southside Plumbing replace the part with another new part and experienced the same result. The pressure inside the home was then checked and the pressure was 105 PSI. The normal pressure inside the home is right around 70 psi and the pressure is at 150% of what it should be. The high pressure is causing the fill mechanism in the toilet to leak through.

After approximately 20 minutes of running the water, determined the issues was not the valve or the drain. Southside plumbing caulked the shower trim with clear caulking.
