Installed new customer supplied Watts RO system underneath kitchen island sink. Cut a hole through the granite for the faucet and routed all piping for the system. The drain for the RO was not allowed to be connected to the p-trap arm due to manufacturer specifications. We added a new standpipe in the drainage for the RO drain to go in. We turned the water to the system on and saw no leaks. The RO requires you to flush the tank 3 times before using it. We began filling and informed the customer that they would need to flush the system by letting the faucet run till flow is trickling and then let it fill up again. We did also offer to install a Floodstop device but the customer did not want it.

Replaced water flex for hot water supply off water heater. Relit heater and checked for additional leaks.

Serviced a warranty call moen flow is operating as normal.

Walked the bathroom group. No bursts and water was currently on. Discussed proactive measures for upcoming freeze and planned for future work. No charge.

The existing coffee maker is having issues refilling the internal water reservoir. (This was determined based on an error code on the screen). The new coffee maker is made by Keurig and appears to be identical to the old unit. The new unit will be connected to water and power and tested for functionality. Well, we were out today. We also looked at an issue going on back in the OR area with a gas smell. A utility company has already been out to verify that there is not a natural gas leak in this company deemed the leak as a sewer gas. The smell has since gone away however we did look at the area for any possible sources of sewer gas and one could be found.

Replaced garbage disposal and drain pipe underneath. Parts and labor warrantied for a year.

Drain cleaned kitchen line.

There are 3 emergency eyewash stations through out the operation areas of the building. The eyewash stations are equipped with mixing valves to limit the hot water temperature so that a users eyes can safely be washed out without burning/scalding. One of the mixing valves equipped has a temperature gauge built into it. Southside Plumbing will replace the other two mixing valves so that all the stations have temperature gauges. The mixing valves will all be set to the proper temp to ensure safe usage. The second valve is discounted for doing both mixing valves at the same time. If only one valve is installed at a time, the full pricing applies.

The kitchen sink area has hardwood floors that are buckling. After pulling the front cover off the dishwasher, a leak was discovered from the dishwasher itself. Southside Plumbing does not repair appliances but the shutoff valve was replaced due to minor leaking from the existing valve.

Replaced widespread faucet in women’s bathroom on main floor of fitness center. Made adjustments to correct drain in wall. Cleared drain in left hand lavatory in men’s locker room of fitness center.

Installed a new dedicated drain for the existing softener.

Upon arrival, talked to customer about current issue. Customer stated that the drain port on the irrigation ball valve is not functioning. Build estimates and present options to customer receive authorization to complete work. Use small drillbit to clear excess solder from drain port. Drain port is functioning at this time. As no parts were replaced no warranty is offered.

Replaced toilet in guard house at Gate 5

Replaced diaphragm in toilet in women’s bathroom on main floor in fitness center.

Repaired and replaced a section of (1) 1.5” VTR. Secured ducting to the roof penetration and installed a 90° on vent termination.

The current pump in the sump pit has a float that is getting stuck under the inlet tube. This is causing the pump to not turn on when it’s supposed to. It is recommended to replace this pump with a different pump that has a piston style float. The piston float will not get hung up and the pump will operate properly.

The drain line needed to be laid out for a new bathroom being installed in the basement. The new line was tied into an existing 3in line that was under the slab. The slab was already broken up and removed upon arrival. Southside plumbing installed the drain line for the shower and the toilet underground. The lavatory drain line was ran into the vent line coming down the shower wall. An air admittance valve was installed on the backside of the bathroom wall where it will have future access to be serviced.

Replaced 1inch back flow preventer.

Replaced a PRV and installed a Moen flo
