Southside Plumbing came out to investigate a sewer gas smell in the women’s restroom. Upon entering the room, it was noted there is a floor drain in the ADA stall. The floor drain was found to have an empty P trap, so the trap was filled with water. The drain was inspected for any kind of trap primer but one could not be found. (The surrounding area was searched as well) A waterless trap seal was installed on the drain to prevent foul smells in the future. A trap seal was installed in the men’s room as well.
Today, I came out to my clients home and I installed a new backflow preventer onto the irrigation system. I also installed a new ball valve inside the home supplying water to this backflow preventer. After installing the valve, I turned the water back on to the home. I also was certain to plug the water heaters back in, and the recirculation pump, and turn the water heaters back on. I struggled with the water, pushing back against me while I was working on the backflow preventer. This property has lots of its irrigation uphill from the home, and the valve is at the lowest point. This made working on it difficult. The job is done. Everything is cleaned up, checked for leaks, and in great condition. One year parts and labor warranty on this repair. Just finished gas line inspection at property. Found minor leak at kitchen range connection—replaced faulty fitting and tested all connections w/ soap solution. No further leaks detected. Pressure holding steady at 7" WC. Customer's system now safe & up to code. Will need annual follow-up inspection next spring.

Thank you for having me out today. During my visit, I investigated your concern regarding the Moen Flo registering water usage from the irrigation line. Although the previous plumber believed this line had been bypassed, I found that it is still active and connected to the monitored system. What was actually bypassed was a line feeding the humidifiers located in the larger mechanical room. To properly separate the irrigation line from the rest of the household plumbing and prevent it from being monitored by the Moen Flo, I would need to locate the point where the irrigation line tees off from the main supply. This will likely involve cutting substantial amounts of drywall to access the line and performing significant re-piping work. The goal would be to reroute the irrigation line back to the larger mechanical room, where we would install a dedicated valve. Once this is done, I would be able to install the water softener in the larger mechanical room, ensuring that it serves all hous

Cleared urinal in upstairs men’s bathroom in HOA building with drill snake.

Came to inspect unknown leak outside on the Backflow device. We inspected the indoor sprinkler valve and it was turned on. We shut off the valve and bled down the irrigation line. We then turned on the main water shut off to the house and inspected the backflow outside as well as the sprinkler valve and there was no leaks. There was a small drip from the bleeder port on the sprinkler line but that is most likely residual siphonage from the irrigation line being full. We advised to check on the drip tomorrow and if it is consistently continuing then we can come out and replace the valve and credit back the $65 dispatch fee from today.

Completed rough-in of topout and in floor plumbing for master bathroom remodel.

Just cleared a nasty kitchen drain clog for a family in Castle Rock! Sink was completely backed up - they'd tried every chemical cleaner with no luck. Snake couldn't get through either so I brought in the heavy artillery - our hydro-jetter. Found the culprit about 15 feet down the line - years of grease buildup had created a serious blockage. The jet made quick work of it though! Water's flowing perfectly now. While I was there, noticed their garbage disposal was on its last legs - bearing making awful noise and leaking slightly at the base. Gave them a quote for replacement which they scheduled for next week. Also showed them some prevention tips - no more bacon grease down the drain! Left them with our biodegradable enzyme treatment to use monthly. They were super grateful to have their kitchen functional again before the dinner party they're hosting tomorrow.

Replaced 1” PRV and set house pressure between 65-70 psi.

Replaced garbage disposal which was leaking from the base.

Tightened up a trap which was slowly leaking.

Installed new customer supplied Watts RO system underneath kitchen island sink. Cut a hole through the granite for the faucet and routed all piping for the system. The drain for the RO was not allowed to be connected to the p-trap arm due to manufacturer specifications. We added a new standpipe in the drainage for the RO drain to go in. We turned the water to the system on and saw no leaks. The RO requires you to flush the tank 3 times before using it. We began filling and informed the customer that they would need to flush the system by letting the faucet run till flow is trickling and then let it fill up again. We did also offer to install a Floodstop device but the customer did not want it.
Outstanding Performance

Replaced water flex for hot water supply off water heater. Relit heater and checked for additional leaks.

Serviced a warranty call moen flow is operating as normal.

Walked the bathroom group. No bursts and water was currently on. Discussed proactive measures for upcoming freeze and planned for future work. No charge.

The existing coffee maker is having issues refilling the internal water reservoir. (This was determined based on an error code on the screen). The new coffee maker is made by Keurig and appears to be identical to the old unit. The new unit will be connected to water and power and tested for functionality. Well, we were out today. We also looked at an issue going on back in the OR area with a gas smell. A utility company has already been out to verify that there is not a natural gas leak in this company deemed the leak as a sewer gas. The smell has since gone away however we did look at the area for any possible sources of sewer gas and one could be found.

Replaced garbage disposal and drain pipe underneath. Parts and labor warrantied for a year.
