Client noticed a leak coming from under the kitchen sink. The exact source of the leak was unclear however she found standing water in the cabinet. Southside Plumbing tested the drain for the kitchen sink as well as for the dishwasher and determined that the drain is backing up. The leak is coming from the dishwasher discharge pipe, which has an open top by design. When the Drain backs up high enough, the water level runs over the top of the pipe. A drain machine with a 100 foot cable was ran down the kitchen line in order to clear the blockage. After reconnecting the lines, the drains were tested again and found to be in good working order.

Main valve had a small drip on the stem. Valve operates good. Tightened the packing nut to find no leak, and provided estimate for main valve replacement.

Cut out existing cleanout, raised piping up in crawlspace, strapped piping, and installed new cleanout.

There was space in the shower trim upstairs customer will caulk around it and test it.

Opened ceiling in basement and straightened out irrigation piping. Replaced 3/4” backflow outside. Reconnected all piping, secured, sealed, and tested.

Customer had a hole in the side of the kitchen sink drain. It was located a couple of inches below the sub floor (in the ceiling of the basement). The ceiling and the wall were already open due to the water line leak we fixed last week. After repairing the line, I tested for leaks and all was dry.

Installed new 60”x30” tub and tub/shower valve.

Cleaned out main line stack from lavatory access on main floor. Camera’d drain and identified belly in fittings near stack. Provided estimate for repair. All fixtures and drains flowing properly at the time.

Customer has a leak Cut out bad section of water line. Repipe the line to repair the break. A new line will be ran from the basement ceiling through the bottom of the kitchen sink cabinet with new shutoff valves to the sink faucet and the dishwasher. After all work was completed, I tested for leaks and all was dry and working as it should.

Put on three new emergency stop vowels to the toilets. Added on stainless steel flex connectors. Master toilet had a partial rebuild.

Performed standard maintenance on tankless water heater in Lone Tree. Unit approx. 4 yrs old. Descaled heat exchanger - moderate mineral buildup noted. Inspected & cleaned inlet filter screen. Checked all connections - tight & secure. Tested flow rate & temp stability - within optimal parameters. System operating at 97% efficiency after service. Recommended annual maintenance schedule given local water hardness. Left maintenance checklist for reference.

Water heater repair complete in Lone Tree! Customer called with lukewarm water and occasional rumbling sounds from their Bradford White gas unit. Diagnosed multiple issues during inspection - pilot light would light but main burner wouldn't stay on consistently. Found thermocouple was failing and needed replacement. Also discovered significant sediment buildup causing the rumbling noise and efficiency loss. Drained and flushed tank completely (water was seriously dirty!). Replaced thermocouple, cleaned burner assembly, and checked gas valve operation. Everything working properly now with good strong flame pattern. While I was there, noticed their TPR valve was showing signs of leaking, so replaced that too for safety. Set temperature to 120° - they had it dangerously high at 140°! Installed a client supplied kitchen sink faucet. There is a warranty on workmanship for 1 year. Southside Plumbing doesn’t warranty any existing Reverse Osmosis parts. We also do not warranty the new kitchen sink faucet since it was supplied by the home owner. I tested house pressure to be over 90 psi. I would recommend replacing the pressure regulator valve. Looked for the cause of a water leak. I found a problem with the ice maker for the bar. I unplugged the ice maker and turned the water off to it. They will dry out the area and maybe ask Appliance Concierge to check out the ice maker.

The sprinkler valve has failed causing water to slowly drip outside the home at the backflow preventer. The backflow preventer guts have frozen and broken out of the backflow housing. The inside shutoff valve servicing the sprinklers was replaced as well as the backflow preventer. The main valves were showing signs of age and the mainline was rebuilt as well. The main now has a new pressure regulator, new main valve, and a new vacation valve. The sprinkler valve was relocated to simplify the process of winterizing the sprinkler line. The sprinkler valve is now located near the main valves.

Reset main floor toilet with a new wax ring, new bolts, and a new flex connector.

A hose spigot was added to the garage by running exposed piping in the basement area. Pex piping was used to connect the new spigot.

The kitchen faucet was replaced with a new single handle faucet. The new faucet was provided by the homeowner and installed by Southside Plumbing. The bathtub in the basement has a trip lever style stopper but the stopper has seized up inside the pipe. The trip lever was left inside the line due to the inability to remove it however it’s stuck in the open position. A new stopper was added in the tub shoe instead. The tub drain in the master bath was cleared out due to slow draining.

Customer had a problem installing a shower valve in the master and basement bathroom. See estimates for installing 2 new shower valves.

Placed insulation on dishwasher supply in upstairs build out. Checked all plumbing and discussed precautions to take during freezing weather.

The master tub/shower is leaking continuously from the spout into the tub. The valve is leaking through into the wall as well. This is due to a leak right at the handle that is rolling through the brushed nickel sleeve and into the wall. A new cartridge was installed to mitigate both leak issues. A small hole was cut under the tub so we could run water to verify there are no other leaks. The shower, drain, and overflow were tested and appear to be in good working order.

Replaced washer valves. Parts and labor warrantied for a year.

Customer has a hosebib in the back yard that doesn’t shut off. I tested the house pressure to be about 90 psi. I recommend replacing the pressure regulator valve and replacing the back yard hosebib. I installed a new hosebib and tested for leaks. The new hosebib is working as it should with no leaks.
