Water heater is “leaking” from condensate discharge line. Normal operation and no issues currently. Cleared floor drain in mechanical room with electrical snake.

Southside plumbing replaced front hose bib that was leaking and could not be shut off or repaired.

The kitchen faucet is a brushed gold finish and the homeowner would like a black finish. Southside Plumbing will install new kitchen faucets provided by the homeowner. Along with the new faucets, she would like a black disposal flange and basket strainer as well. A new garbage disposal will also be installed. The client would like a back up pump installed in the sump pit. The back up pump will aid in the emptying of the sump pit while the power is out. Southside Plumbing will provide and install the pump.

Replaced saddle valve with a new T and repaired copper.

The shower fixture at the far end of the master bathroom shower was not receiving any hot water. The hot water was getting to the valve in the wall, but internal parts inside the valve have failed causing the lack of hot water. Southside Plumbing fully rebuilt the valve using new genuine kohler parts. After replacing the parts, the hot water is working normally. While working in the same bathroom, a compression stop was replaced for the master toilet. The bathroom sink on the south west wall in the same bathroom was running slow due to debris caught up in the pop up assembly. The sink drain was fully disassembled including the P-trap. All of the pieces were cleaned out and then reinstalled.

Water heater service. Installed an expansion tank and additional T with vale for humidifier. Replaced main shut off and cleaned up meter yolk.

Southside plumbing cleared the pop up assemblies and pee traps under both sinks in master bathroom that were draining slow. Took all slip joint pieces apart and cleaned and tested for leaks. Both sinks were draining well when I left.

Replaced the sump pump in the basement bathroom closet. The old one overheated and melted.

The clients bathroom drain line had cracked at the floor penetration causing a leak. Southside Plumbing was able to locate the piping inside the garage attic. The back of the bathroom cabinet was cut out in order to remove the piping in the wall behind the cabinet. The piping was completely replaced from where the sink ties in all the way down through the floor. Also while we were here, we installed a laundry sink faucet provided by the homeowner.

Southside plumbing replaced approximately 4’ of 3” pipe in the base,ent. Pipe was cracked at the bottom of the second 3” why, and the top of the 3” clean out tee. Replaced that pipe along with one 3x2” wye and reconnected 2” line. Tested piping for leaks.

Client would like multiple faucets replaced throughout the home. Southside plumbing installed 2 new wide spread faucets in the master bathroom. There was also a bar faucet that was replaced as well. All of the new faucets were provided by the homeowner and Southside Plumbing only installed them.

Southside plumbing cut and capped line for hose bib in backyard. Customer was concerned about it freezing and causing a flood. Left hose bib in the wall to keep hole sealed. Wants us out in the spring to install hose bib in garage

Customer has 2 40 gallon water heaters that are 14 years old. Both are reading thermostat errors. The water heaters are beyond the average life and past the age of repairing. I recommend replacing the 2 40s with either 1 75 or 1 50. Customer will call us back when they decide on what to do.

Todd, both hot and cold water piping going to main floor bathroom and laundry room.

Removed and replaced garbage disposal. Reset sensor faucet, but faucet sensor/solenoid is failing. Warranty replacement recommended to be requested from Moen by homeowner.

Southside Plumbing installed a toilet in the main floor bathroom. The client had the new toilet onsite upon our arrival. The old toilet was hauled away and disposed of by Southside Plumbing.

In order to remove the reverse osmosis system, I will replace the p-trap (there will be a hole in the trap so it will be replaced). I will also add a hole cover to replace the separate reverse osmosis faucet and remove all filters and piping for the existing filter. While I was removing the p-trap, the garbage disposal dropped off the flange. This could only happen because the last person that installed or reinstalled the garbage disposal didn’t fully tighten it. It didn’t cause any problems or issues. I just had to tighten the disposal until it fully locked on to the flange. I tested all work when I was finished with the new drain and removal of the RO system. All is working as it should and there are no leaks.

Install a s/o valve on mainline valve tree for irrigation

Southside Plumbing cut out and replaced a section of vent pipe elbows. The elbows were leaking condensation when the furnace runs and needed to be replaced.

Southside Plumbing came out today to look at a shower that was having leaking issues. The shower valve was leaking from where the handle connects to the assembly. The bathroom is a little bit older and the client is most likely remodeling the bathroom at some point in the near future. The shower has a second shower valve handle and showerhead in the same enclosure that can be used alternatively in the meantime before the remodel. The shower valve that is leaking is in the off position and will not be used anymore.

Southside Plumbing installed 2 new bathroom sink faucets. Also, a Roman tub faucet needed cartridges replaced.

Southside Plumbing installed a new kitchen faucet provided by the homeowner. The shut off valves under the kitchen sink were tested and none of them are dripping in the cabinet, however when testing the hot water valve for the kitchen faucet, The valve did not shut off all the way and it was replaced as well.

Rerouted water, waste, and vent lines into the back wall. Installed wall mounted valves for lavi and roughed-in drain lines for vanity connections.
