Found water surrounding the furnace area. The air conditioner was working, but the condensate pump was not. Use the shop back to suck out water in the area. Fairly certain that the furnace guy should be able to figure out the issue with the power to the pump.

To the water heater, we put a new expansion tank along with a flood stop to protect from possible leakage near or around the water heater. Also cut out a needle valve and a leaking joint on the hot side of the water heater. Provided a floor drain that goes to the crawlspace. At least water in the crawlspace is better than water on the subfloor that could create a whole lot more damage. Also put in a new hose Bibb on the front side of the house, and made a minor repair on the backflow which was leaking out of the blowout ports. Very glad to find your earring in the master sink P-trap. Tighten up kitchen faucet and made slate improvement. Recommend new kitchen faucet. Looking forward to working for you again.

Estimate to install repipe

Customer had a leaking, heavily corroded, and uneven backflow preventer for the irrigation system. The line, in the ground dropped, pulling down the backflow preventer and stressing the connections. I repiped the backflow while installing a new one and relieved the stress from the dropping of the line. Tested for leaks after installation and all looks good.

Replaced garbage disposal provided by homeowner.

Multiple showers needed the thermostatic mixing cartridge cleaned to restore flow. The temperature limiters were reset as well and the basement shower needs parts ordered. Eric ordered the parts and they should be in soon. The shutoff valve for the humidifier was also replaced.

Replaced a hose Bibb that had broken off from the cpvc line inside the house.

Customer had a concern about her sump pump. She was told her pump wasn’t working. She said there was water in the crawl space and the pit was full. I came out to check it. I got into the crawl space and didn’t see any water. The pit was almost dry. I manually lifted the float and the pump turned on and evacuated the existing water. I don’t see any problems. If the water was coming in faster than it could be pumped out, I can see the water level rise. Especially the last few days when we had a lot of rain. I recommend checking the pit during and after a storm or call us so we can check. Everything looks good now.

Replaced piping to to the backflow preventer

Our prices were not conducive with the customer, he will do the work himself.

Replaced (2) shower cartridges in master bathroom owner provided.

The washing machine valves were leaking at the handles and need to be replaced. Southside Plumbing replaced the valves with quarter turn stops with soldered connections.

Stubborn Delta collar stuck on shower. Was able to loosen and take it off. Found matching Delta shower cartridge and reinstalled. Healthy worried about the twisted copper lines in the shower cartridge. Tested the water we shower on for several minutes, and everything looked pretty good. Put on shower trim on and added white caulking for water, tight seal. Good luck on the next one, let us know if you need any help in the future. Mark, with Southside Plumbing

Gave estimate for a client supplied laundry tub and faucet.

The sprinklers were turned on and a couple of leaks were found on the backflow preventer. The leaks were repaired by disassembling the backflow and applying new teflon to the leaking threads.

Inspected shower cartridge in master bathroom. Danze product needs a new shower cartridge. Homeowner deciding on a warranty part or SSP provided. Estimates provided.

Purchasing installed a new cast-iron sump pump inside of the sump pit. Added on new piping and check valve. Discharged well over 500 gallons that was stuck in the perimeter drain that was leading to your sump pit. Pump was working great, and flowing down through the side of the house toward the street. Today, I came out to our clients home to take a look at an irrigation supply valve that had a drip. The irrigation valve for this home is a 1 inch ball valve, the packing nut wasn’t tight enough and water was dripping around the handle. Water was dripping so slowly that there was barely any water in the bucket below the drip. I removed the handle and tightened the packing nut. I did not charge for this and there is no warranty. I simply did this as a nice guy special for a new customer. While I was here, I noticed that the water heaters are from 2007 My client is going to consider replacing them before they give them any trouble. They are interested in having two 50 gallon 40,000 BTU water heaters installed just the way they have them now, with some upgrades to make them more functional for the future. As a price comparison, I wrote an estimate for a 75 gallon water heater. We had a discussion about the pressure regulating valve, we will address this when they have me back out t

New 75-gallon AO Smith water heater installed today replacing 15-yr old unit. Updated all connections to flexible stainless steel and brought venting up to current code requirements. Added expansion tank and drain pan with proper discharge line. System running efficiently. Homeowner informed about manufacturer rebate process. All work completed in approximately 4 hours.
Today, I came out to my clients home to take a look at a gas line issue. They have two fireplaces that they were having trouble, lighting, inside the home, and one fire pit outside on the back patio that they could not as well. I was able to light both of the inside fireplaces with no problem at all. Everything is working nicely with those two units. The outside fire pit, however, I could not light. It has a key on it, which is normally used for returning gas on and off, but I am pretty certain is the actual control for this outside fire pit unit. I could not find any other switches, shut off valves or controls for this fire pit unit. Our client told me that normally they turn it on and light it and that’s the way it works. I attempted to do this and I could not like this fire pit. There is no issue with the gas line itself. This is either simply user error and lack of knowledge for knowing how to light it, or there is an issue with the unit and it needs to be repaired by fire pit

Client noticed a leak coming from under the kitchen sink. The exact source of the leak was unclear however she found standing water in the cabinet. Southside Plumbing tested the drain for the kitchen sink as well as for the dishwasher and determined that the drain is backing up. The leak is coming from the dishwasher discharge pipe, which has an open top by design. When the Drain backs up high enough, the water level runs over the top of the pipe. A drain machine with a 100 foot cable was ran down the kitchen line in order to clear the blockage. After reconnecting the lines, the drains were tested again and found to be in good working order.

Main valve had a small drip on the stem. Valve operates good. Tightened the packing nut to find no leak, and provided estimate for main valve replacement.

Cut out existing cleanout, raised piping up in crawlspace, strapped piping, and installed new cleanout.

There was space in the shower trim upstairs customer will caulk around it and test it.

Chris took time to explain the situation of the water and my choices. I chose the ore expensive in using a vacuum which expelled the water in a few hours. He returned as soon as possible to finish the job. The area was left in a clean manner and work was done efficiently. I didn't get any competitive bids and the job was expensive but as my son said he trust Southside Plumbing to do quality work.
