The ceiling in the living room had caved in due to a water leak. A burst pipe was found leading to the upstairs guest shower. The pipe had burst due to freezing and this was the source of the leak. The piping was replaced all the way up to just below the shower valve. The piping material was switched from copper to PEX to help prevent any bursts in the future. The PEX piping will not prevent the freezing however it has a tendency to expand and retract when the pipe freezes/thaws.

Replaced a pressure reducing valve and set the pressure to 68psi. Replaced the compression stops underneath the kitchen sink.

Customer had slow leaking number one valve, he was looking for an estimate. Hopefully he will call us once he is ready to move forward with the work

Replaced the fuel sensor for the water heater.

Customer has water dripping from the ceiling in the garage. We looked upstairs to find water on the floor, around the guest bath toilet. I found the water was dripping through the tank to bowl bolt holes. The tank was in bad shape. I gave multiple estimates and wound up rebuilding the tank. 1 year warranty on the repair. Customer also has high water pressure so gave an estimate to install a new pressure regulator valve.

The flex hose connecting the sprayer nozzle on the kitchen faucet was a little bit loose. This was causing water to run back down through the neck of the faucet and into the cabinet below. Southside Plumbing removed the hose and then reattached it with thread locker applied to the threads. With the flex hose properly fastened all the way, There is no longer a leak. The thread locker should prevent this from happening again in the future.

The lavatory drain line in the basement is backing up and Southside Plumbing attempted to clear the line with a drain cable. After multiple attempts were made, The line would only go up rather than go down. The cloud that is causing the issue is further down the line and the line had to be cut open in order to force the cable downstream. After forcing the cable down and reattaching the pipe, The fixture was tested and found to be flowing properly.

Centennial water district turned off the water turned off water due to lack of funds on payment.

Customer had an appliance guy out and the shut off valve for the dishwasher was broken. I replaced the valve and tested for leaks. All is dry

Replaced dual angle stop under kitchen sink and cleaned out all the supply lines for the kitchen sink faucet.

The existing water heater is no longer heating the water. Due to the age of the water heater being 10+ years, we don’t attempt to make repairs. Instead, we replace them. I recommend replacing the water heater. To due this, a permit is required by the county. Southside plumbing can pull the the permit for an additional $275 through Jefferson County’s website. See estimate for recommended work. The estimate includes all work necessary to install the new water heater and pass inspection. It also comes with a 2 year Southside Plumbing warranty and 6 year manufacturer warranty on parts. An additional warranty can be purchased to make the manufacturer warranty last 10 years total, if you would like longer coverage. The static water pressure was also tested to make sure we can install the new water heater properly. Code requires house pressure to be less than 80 psi. The pressure was tested to be about 90 psi. There has been a sewer gas smell noted in 2 different areas. The first area is the kitchen sink and the client noted the smell is most noticeable when the dishwasher drains. The other area is the laundry room in the basement and the smell is worse in this area when the washer drains. The kitchen sink has a Studor vent that is approximately 12-14 years old. When inspecting the Studor vent it appears the internal parts are sticking and most likely letting sewer gas out. The Studor vent was replaced. In the laundry room located in the basement, we found the floor drain has a plastic plug to cover the clean out opening. The plug is loose fitting and we believe there is sewer gas escaping from the plug. Teflon was used to make a better seal around the plug and this should prevent the entrance of sewer gas into the room.

There is a rough in for a sink in the kids room in the basement. The shutoff valves for the sink are not capped. They may have been turned on by one of the kids. I recommend capping the water and waste lines to ensure no further problems. The customer decided to cap the lines outside the wall. After the lines were capped, all work was tested. There are no more leaks.

The existing Navien tankless unit is having problems and needs to be replaced. Southside Plumbing removed the tankless unit and installed a tank instead. The tank is a 50 gallon unit made by Bradford White. The water heater venting had to be redone in order to bring it up to code. The new heater is venting through a 4 inch line that is connected to a new wye branch. A pan was placed under the heater to prevent any water damage from happening due to a leak on the water heater.

Change order #6 Installed new 60”x30” tub in upstairs jack and Jill bathroom.

Installed a customer supplied toiled and installed a pressure regulator. Pressure was set at 68psi.

Kitchen sink is blocked up. I recommend snaking the kitchen drain.

Fixed a broken main drain line in the garage.

Looked at tankless water heater. The window panel had blown out, and tankless was not lighting. Made recommendations on getting a new tankless, or take type of water heater.

Did a partial repair on the toilet in the master bathroom and also flushed out a water heater and changed out the hot side flex which was leaking.

Bradford White Model #RG250H6N This water heater holds 48 gallons of water and produces 106 gallons of water in the first hour (produces 30% more hot water than the standard model per hour). Water heater code now requires water heaters to have an expansion tank. The expansion tank protects the water heater, but requires a full functioning pressure reducing valve to properly protect the water heater.

The customer had a leaking ptrap due to pinched gaskets and the rings were also very loose. I replaced the plumbing underneath the kitchen sink. I advised the customer to have his kitchen drain lowered as that would be the correct way to plumb the kitchen sink.

Customer had a handyman install the dishwasher and the cabinet guys install the garbage disposal. She had a leaking valve that I installed.

Replaced the basket strainers and disposal flange on kitchen sink.

Customer has a mystery leak in dining room. Noticed water in the light fixture after Master shower was used. Advised of the mystery leak fee, inspected the master shower and noticed that the face plate for the valve was loose and there was a small gap. Customer decided to caulk the face plate himself. Noted a hose bib in the garage that has never been turned on. House is CPVC. Advised a re-pipe in the future.
