Southside Plumbing was out today to take a look at two potential backups of the drain line. The main floor hall toilet is not flushing properly and we believe it may be obstructed with something. The toilet was cleared out using a toilet auger and proper flow to the toilet drain was restored. The other leak was thought to maybe becoming from the standpipe on the washing machine drain. A couple of rinse cycles was ran through the washing machine and a leak was found. The leak, however, was not coming from the washing machine drain. The leak appears to be coming from the washing machine itself and Southside Plumbing will not repair the washing machine. We advised that the client to contact an appliance repair person instead.

Fixed damaged gas line in Centennial home today! Line had small puncture near water heater - dangerous situation. Shut off main immediately for safety. Replaced damaged section w/ new code-compliant piping. Pressure tested entire system at 15 PSI for 30 mins - holding strong, zero leaks detected. Applied leak detection solution at all joints. Had homeowner test all gas appliances before leaving. Everything back to normal & safe. Will follow up next week to ensure continued proper operation.

The master tub has a Roman tub faucet that has a lack of hot water pressure. The cartridge was removed and a shop vac was used to contain the water while flushing the lines by turning the water on. The process was repeated on the cold side and the pressure on the hot side has greatly improved.

Customer has a stain on the ceiling under the second floor bathroom. We saw some gaps in the tile and wall. We caulked the gaps and reset the toilet. We will come back to open up the ceiling if the leak persists.

I installed a new master bath sink and faucet. I came to rebuild the shower valve or replace the shower valve as well. However, the unit didn’t have a working shutoff valve that I could find. So, we will have to return to try to rebuild the existing tub/shower valve in the master bath.

Customer had a back up when they ran the washing machine. I snaked through the access plug in the floor drain and through the washing machine drain in the wall. Water was not draining through the floor drain and coming out of the wall. The floor drain is broken and should be replaced. The water does drain if you remove the plug but you can’t keep the plug out due to sewer gas. Replacing the floor drain is the best option. See estimate The washing machine drain is 1 1/2” instead of 2”. It was difficult to clear but I cleared it after the 3rd try. I would recommend replacing the washing machine drain (in the wall) and installing a new washer box. The urgency of the drain Repipe will be determined by how fast the drains back up again but replacing the drains can help avoid future problems.

The existing heater installation consists of two 50 gallon heaters. The installation of two heaters in parallel allows the option to run a single heater when the other goes down. One of the existing heaters is currently leaking, and the other will have to be removed to replace it. Southside Plumbing will replace both units with new heaters from Bradford White. The new heaters will have the same water capacity and heating capability as the previous models. The new heaters come with a six-year standard warranty however the warranty is upgradable to 10 years years. Additional cost to upgrade that the warranty has been added to this estimate.

I came out to look at a few problems. The tenant has a master sink that has cracked porcelain and rust holes around the drain. The sink and faucet needs to be replaced. The master bath tub/shower valve needs to be rebuilt due to a drip See estimates.

Installed a new number 1 shutoff and pressure regulator valve on the mainline. Existing pressure was 100 psi. Now pressure is 70 psi. I also repiped the 3” vent pipe for the water heater due to a gap in the existing piping. The was no sediment trap on the gas line for the water heater so I also repiped the gas line to add a sediment trap and new gas flex. All work was tested for leaks and none were found.

After the first plumber tried to sell me some shady code requirements, Kyle was a refreshing breath of honesty. At the end of the day, he took his time to diagnose the problem and finally install a replacement water heater - all after the end of a normal day. It made for a long day for him, but I'm a very satisfied customer.
