Always conduct a quick cost-benefit analysis whenever your water heater malfunctions to determine whether replacing it is the better option.
Using the 50% rule is one way to achieve this. According to the 50% rule, you should replace an item instead of repairing it if the cost of replacement is greater than 50% of the cost of repair.
However, you should keep in mind the regularity of repairs and the age of your water heater even if your current repair does not equal 50% of a new water heater.

Replaced the master bath shower with a new client supplied moen valve and trim.

Homeowner called concerning a leak thought to be coming from a hose bib. After investigating we found that the leak was from the drain line originating from the master bath tub. The leak was on a bend, coming through the subfloor of the first floor down into the basement. We replaced the drain lines from just above the main floor down into the basement.

There was standing water on the kids bathroom leading it to leak downstairs in the kitchen. Toilet and the edge of the tub were caulked to ensure no reoccurrence of the issue

The master bath shower was continuously leaking from the shower head. This is due to the cartridge being worn. We replaced the cartridge from the front. The main tree also needed to be rebuilt due to faulty valves. We replaced all the valves and the pressure reducing valve. Parts and labor warranty for one year.

Replaced whye fitting underneath the kitchen sink
Today, I came out to my clients home to take a look at a leak that was coming from a drain pipe in the center of his house. After investigating and searching for the leak, I cut open the drywall and found that there was a screw hole in the pipe. Our customer had recently removed some shelving and or hanging brackets from the laundry room so he could rearrange the washer and dryer. One of the screws he pulled out of the wall was also threaded right through the 3 inch stack serving the upstairs bathroom. I opted to fill the hole with a half inch long, stainless steel screw, and ABS glue. After the screw was in place, I also glued over the top of the screw. This is a permanent repair because the screw is made out of stainless steel. I offered my client to cut open the wall and replaced the section of drain line, he was happy with this lower costing repair. I do not normally make repairs like this. I am very confident in this repair. One year parts and labor warranty on this repair. We

Southside Plumbing replaced the pressure regulator and set the pressure to 72 PSI.

Today, I came out to my clients home to take a look at a lavatory faucet that was not performing properly. The faucet in the bathroom near the front door, had very low flow on the hot side. After disconnecting the hotline, and flushing out the debris, now the faucet flows nicely. While I was here, I took a look at the plumbing system and found a ruptured expansion tank on the water heater. I replaced this expansion tank and strapped it up properly so next time it fails, it will be supported. Our client is interested in water filtration. I had a discussion about installing a Halo 5 whole house water filtration system. This home is equipped in such a way that installing the Halo 5 will be no problem at all. It can be placed directly next to the waterline and a drain can be installed as well because the stack is 1 foot away. When you are ready to have the best water in town, give me a call and I will be happy to return and install a halo five for you. Thanks for having us out tod

Fixed valve position under warranty
Today, I came out to my clients home to take a look at the toilet that was giving him some trouble. My client needed to have the toilet removed from the floor and the seal replaced as well as have the toilet disassembled and then completely rebuilt. It was more cost-effective for me to remove the toilet and install a new one rather than invest money into the old one. Our client opted to have me install a brand new toilet in the master bedroom upstairs. I also installed a brand new shut off valve with this toilet. One year parts and labor warranty on this repair. I enjoyed your company while working. I’ll be happy to help you out anytime. Thanks for the work today, Charlie the plumber at Southside Plumbing.

The kitchen sink in the break room area is backing up. Water from the nearby laundry was backing up into the sink as well. Southside Plumbing ran a cable machine down the line to clear the obstruction. After testing the sink and the washing machine, both fixtures are draining properly. The disposal flange was resealed because it was loose.
Today, I came out to my clients home to take a look at the shower valve that needed to be rebuilt. Water was dripping out the head of the shower. Additionally, while I was here, I found that the kitchen sink needs to have the drains reworked underneath of it. The drain flows uphill and the garbage disposal and most of the pipes are underwater. A countertop company came in and put a deep sink in for them and messed up all of their drains. If this drain back up, it is going to flood the house. The pipe with the dishwasher drain pushed into it is cut off lower than the sink. This situation needs to be rectified by removing the dishwasher drain and utilizing it as the kitchen drain while connecting the dishwasher drain to the garbage disposal as the codebook recommends in the first place. Next, all of the shut off valves and the pressure regulator in this home need to be replaced. None of them work. Only one of them shut the water off partially and allows you to attempt to work on stuff

Both bathrooms upstairs have Jack and Jill vanities. The existing faucets are of older age and the client would like to have them replaced. Southside Plumbing replaced all four faucets with new units provided by the homeowner. Installation of the faucets was completed with new p traps, new shut off valves, and new supply lines. All of the faucets have been tested for leaks and the new faucets are ready for use.

Replaced kitchen basket strainer

Rebuilt main tree, replaced all the old globe/gate valves with new quarter turn ball valves. Included a new pressure regulator for incoming water. We also installed a new black flow prevention device on the irrigation outside including unions for easy removal during the winter.

The backyard hose bib is a model 25 from Woodford. (Side Outlet) The hose bib is currently leaking from the reverse thread fastener on the stem. Southside Plumbing installed a model 25 repair kit from Woodford. After testing the new parts of the unit appears to be working properly.

Today, I came out to my clients home to take a look at a leak on a shut off valve. The shut off valve for the irrigation system needed to have the bleeder cap replaced. I took one out of my bag that I had saved from an old valve and I put it on there for them. This problem is now solved. Before leaving, I took a look at the water heater and I found a leaking expansion tank. And an old water heater. My client had me install a new 48 gallon 65,000 BTU Bradford, White water heater and a new three-quarter pressure regulating valve. Additionally, I had to charge for the replacement of the vent wye, because I had to upsize it to 4 inches. Once all of my work was completed, I cleaned up my work area, and I tested everything for leaks. One year parts and labor warranty on this repair. Thanks for the call, Charlie the plumber.

Augerd hallway toilet

Customer has 2, 11 y.o., water heaters that aren’t working. There isn’t any power to the receptacle the water heaters are plugged into. I recommend calling an electrician. Gave estimates for new heaters

The dishwasher discharge tubing was running through an air gap located on a standpipe under the kitchen sink. The tubing was rerouted over to the disposal inlet and discharged through the sink drain instead. The standpipe was capped off in the back of the cabinet to prevent further issues in the future.

Southside Plumbing came out today to inspect noises coming from the sump pump. The main noise was coming from a nearby vent fan that is drawing air from the crawlspace and discharging it outside. The sump pump was ran, and we noticed the pump was getting stuck on due to the float hitting the pit wall. The pump was moved over inside the pit to prevent the float from hitting the wall. The pump now cycles on and off properly.

Installed a new ice maker box in the wall behind the fridge. Repiped the mainline valve tree with 4 new valves and a prv. House pressure was set to 69 psi. Also installed 3 new pex emergency stops
Today, I came out to my clients home to take a look at a toilet that is leaking at the base and running water out onto the hardwood floor. This toilet is located on the main level of the home. At this time, the water is off to the toilet, and the toilet is not in service. The internal parts of the toilet are rubber, and they are melting and breaking down. To be clear, our client is not complaining about how the toilet works on the inside, just that it leaks at the base. I have written an estimate to remove the toilet from the floor, replaced the wax ring, and remount the toilet to the floor. I also included in that estimate, a cost to rebuild the tank and the tank bowl seal along with the connecting bolts. All of these parts are worn out, and will soon be leaking and breaking down, if they aren’t already. We are not certain because I could not use the toilet when I got here due to it already being taken out of service. If my client request me to come back and remount the toilet to

A worker drilled a hole through the 1/2 inch black iron. The wall will be cut and the pipe will be replaced through to the attic.
Today, I came out to our client’s home to take a look at a leak that was occurring in the basement coming from the ceiling. Our client had already cut the ceiling open to review the leaking half inch copper to pex connection. I repaired this by soldering a bar and onto the copper and crimping an additional section of plastic in place, and making a secure connection that is sufficient to be closed up inside of the ceiling. I also found that the water heater did not have an expansion tank, but had an expansion valve. I removed the expansion valve and I also removed a saddle valve that was abandoned and just about to leak, a little weighs higher up the pipe. I installed a new water shut off valve supplying water to the water heater, and I installed an expansion tank system. That does a better job of protecting the home from pressure spikes. Additionally, the drain line pipes for the overflow pan and the furnace drain we’re not connected, they were laying loosely on the floor with noth
The plumber, Chris, was friendly and explained the likely charge before he began to work. I couldn't be more pleased than I am with Trevor Tuggle. You definitely have a superior plumber on your staff. A relative told me she's used your business' many times & had numerous plumbers, but recommended Trevor for my needs. I'm also pleased with your business, quality of customer service on telephone, and follow-up. I have nothing to compare your rates to--my 3 stars are only because of my budget. But I pay willingly.

I've needed Southside three times in the past two years...for a new water heater (they had the best price), a new shut off valve for my sprinklers, and most recently to fix a phantom noise in one of my toilets. After nearly three hours of troubleshooting, Kyle was able to find a small plastic/ceramic thing was stuck in the water line and remove it. Problem solved. Would use these guys again in a heartbeat.
I just love this review! Your loyalty in using Southside does not go unnoticed and we are grateful. Thank you for letting us know that Kyle was able to solve the mystery! Nothing like an unidentified noise to drive you crazy... ?? Thank you for this review and for your continued business!

Chris arrived soon after I made an emergency call to fix a leak at the main valve in the basement. Fortunately he was able to stop it, as it’s an older valve and very risky to tighten. And I don’t have an ark. I appreciate his quick response!
Thanks for letting us know Chris did a great job fixing your main valve leak! We appreciate that you trusted Southside with this tricky adjustment. Thank you again!
