Southside Plumbing was out today to take a look at the water heater. Upon arrival, the water heater was showing codes for a pressure switch or a temperature control switch that is stuck open. After consulting technical support for further information, tech support suggested checking the vent lines and pressure switch tubing for proper flow. The lines all seemed to be flowing properly. Tech-support also suggested that there could be an obstruction or partial obstruction of the vent line. This can happen due to the freezing over of the vent termination in cold weather. After running through a few cycles with the error code, The heater returned to normal standby operation. Pricing was given for repairs however the homeowner would like to wait and see what happens from here.

I replaced the malfunctioning timer, recalibrated the settings, and tested the system thoroughly, ensuring it provided consistent soft water and preventing mineral buildup in the plumbing fixtures.

Customer has a leaking toilet angle stop. Window nation was installing a new window and broke the shutoff valve. I repiped the water supply (pex) due to the leaking scratched pipe and leaking valve. I also repiped the toilet supply. All work was tested and found no leaks.

The tenant reported a problem with the main floor toilet clogging occasionally, This is most likely due to the manufacturer of the toilet. The toilet clogs we see are most common on glacier bay toilets. We replaced the main floor toilet and re-gutted the upstairs toilet in the master bathroom. The upstairs second bedrooms toilet also appeared to be slowly draining water from the bowl. We pulled the toilet to see if there was anything siphoning through but found nothing. We reset the toilet and replaced the guts and it looks to be sealing better now. The upstairs master shower also needed to be repaired with new internal steals because it will not turn off all the way. We removed and replaced the cartridge and the leak is gone.

The customer has a 40 gallon Rheem water heater. It is less than 6 years old and should be under factory warranty. Southside Plumbing does not and cannot deal with a Home Depot water heater or a factory Rheem warranty. We would install a new Bradford White water heater. The water heater is leaking internally and can’t be repaired. I gave an estimate to replace the water heater with all code updates. The expansion tank also failed and will be replaced and piped as needed to be code compliant. House pressure is about 60 psi. I am also including the estimate for our healthy home club membership which will give a limited lifetime warranty on the water heater is membership stays current. Without the healthy home club membership, the water heater warranty will be 2 years parts and labor with Southside Plumbing and a 6 year manufacturer warranty.

The existing 2nd floor hall bath tub/shower valve is leaking. I replaced/rebuilt the valve and tested. The valve is working as it should with no leaks now.

Customer had a notification from the water purveyor that they had a leak. After I searched the home, I found a few concerns. Most were just degraded fixtures and old valves that should be replaced to avoid future failures. I did find the irrigation valve was not holding. This is the only cause I can see for a small leak. I recommend replacing the mainline valve tree asap. I would also recommend replace the water heater and all the old emergency stops in the home.

Customer had very hot water when running cold only, in the washing machine. When they hooked up their new washer and dryer, they hooked the cold supply to the hot side of the washing machine. I screwed the hoses on correctly so the homeowners will not have problems anymore. No charge.

Southside Plumbing came out to examine a leak on the mainline. One of the meter unions is leaking a little bit and after further inspection, We found that this is due to the pipe not being fully inserted into the fitting. The pressure was checked and was found to be 92 to 94 psi. Southside Plumbing repaired the leak and Also replaced the pressure regulator.

Replaced a faucet parts and labor warrantied for a year.
The plumber, Chris, was friendly and explained the likely charge before he began to work. He steered us in the right direction to get a part for a brand he didn't carry but the main problem, a clogged drain, is fixed. Hopefully, we can install the popup assembly when it arrives next week. Otherwise, we'll definitely call Chris again!

I've needed Southside three times in the past two years...for a new water heater (they had the best price), a new shut off valve for my sprinklers, and most recently to fix a phantom noise in one of my toilets. After nearly three hours of troubleshooting, Kyle was able to find a small plastic/ceramic thing was stuck in the water line and remove it. Problem solved. Would use these guys again in a heartbeat.

Chris arrived soon after I made an emergency call to fix a leak at the main valve in the basement. Fortunately he was able to stop it, as it’s an older valve and very risky to tighten. And I don’t have an ark. I appreciate his quick response!
