Southside Plumbing came out today to look at a standpipe that is running over with the dishwasher is ran. We suspect that ice formed inside the P-trap causing a partial blockage. The homeowner reported about a cup of water coming out of the top of the standpipe when the dishwasher was ran. We ran the dishwasher a couple of cycles to test out the drain. The drain appears to be flowing properly and this is why we suspect it was ice. We waved the dispatch fee today due to an error with the answering service.

Replaced two of the master bathroom faucets with customer supplied Brizo faucets. The existing faucets had handles that were stuck and seized on the fixtures. Brizo supplied the new faucets under warranty. The master shower fixture was installed a couple weeks back by Southside Plumbing. The client had mentioned a lack of overall hot water so the shower fixture was adjusted where the temp handle meets the stop.

Customer has a water heater with a very small leak on the boiler drain. The water heater is almost 10 years old. I recommend replacing the water heater and the customer agreed. They are just not ready.

The price was too high for the customer and he will take his chances with the frozen pipes

Cut out drywall and burst copper pipe that was leading to the outdoor Spicket on the back end of the house. Attached on on approximately 5 feet of new pex piping.

Repaired copper line in the basement on the cold side. Added about 3 foot of three-quarter copper from mechanical area to the crawlspace.

Build the main valve tree and installed a backflow preventer parts and labor warrantied for a year.

Today’s appointment was a callback for the faucet and sink we installed the other day. The customer notified us that the hot and cold are swapped on the faucet. After inspection of the lines underneath, They were connected properly however the hot and cold are roughed in backwards. This is causing hot water to come out of the valve on the right side and cold water come out of the valve on the left. Resolve the issue we crossed the supply lines going up to the faucet.

Southside Plumbing came out to investigate leaks coming from bathrooms on the upper floor. The leaks are running down and working their way into the main floor. We found that the overflow connections were a bit loose. The overflow gaskets were replaced to ensure a proper seal and the overflows were tightened. Both tubs were tested by filling them with water up to the overflow point and verifying they are leak from down below.

Replaced a hose Bibb and a section of pipe that had started form green spots and calcification. Parts and labor warrantied for a year

Potential frozen mainline underground. The shark bite valve that was on there turned on and water flowed out immediately upon arrival. Soldered on new main valve.

The main valve servicing the incoming water line has failed and will no longer turn off the water. A new quarter turn valve was installed on the main line and the bad valve was removed. The hose Bibb in the front yard was repaired with new internal parts.

Customer had a bad prv and a leaking irrigation valve. I replaced the mainline valve tree.

The existing kitchen sink is cracked and the homeowner would like it replaced with an identical sink. The new sink is provided by the homeowner and Southside Plumbing is providing installation. The new sink was installed, using mounting brackets as needed. A clear siliconized sealant was used around the lip of the sink to seal it to the countertop. The existing disposal was reconnected, and the sink is fully operational.

Did a partial rebuild on the toilet in the master bedroom. Customer does not have a good working shutoff valve and I strongly recommend she gets one.

The drain was clogged. I had to pull the toilet and snake it through the flange, the toilet was reset after I had unclogged the blockage.

Customer has an active leak on the existing water heater. I recommend replacing the water heater. See Estimate

Customer’s 2nd floor tub/shower drain was dripping. It wouldn’t shut off all the way. I tested the house pressure to be 70 psi. This suggests the house pressure wasn’t the cause of the valve failure. I rebuilt the tub/shower valve and tested for leaks and drips. The tub/shower valve is now working as it should with no leaks or drips. **1 year warranty on the tub/shower valve for dripping/leaking.**

Homeowner doesn’t want me to cut into anything to search for leak. We turned on the water shutoff that supplies water to the outside hose bib. This is what the homeowner thought was leaking. The meter wasn’t showing water flowing and I saw nothing actively leaking. The wall will need to be open to search any further. Nothing more I can do

Installed a new costumer supplied water softener. Routed new PEX piping from the main water line, over the ceiling, into the maintenance closet, and fed the outlet to the water lines above the heater. Don’t worry, the entirety of your house is still being fed water. We also redid the piping below the kitchen sink. Originally, there was a pipe coming out of the wall for the dishwasher drainage and another for the kitchen sink’s drainage. We Installed new drainage piping for the kitchen sink and removed the dishwasher standpipe from the system. We then routed a new dishwasher drain hose to the side inlet of the garbage disposal.

Customer has a bad cartridge. It was a faucet they purchased and we installed. I was able to get it to work but I still recommend replacing the cartridge to make sure it lasts a long time with no problem. Trevor will be in touch with them to deal with it all.

Replaced a toilet on the main floor. Connections warrantied for a year.

Southside Plumbing replaced a toilet in the master bathroom. The new toilet was provided by the homeowner and was installed using new bolts, shims, and a new flex connector. There are two lavatory faucets in the same bathroom as the toilet that were also replaced. New flex connectors and new p traps were used for the installation of the faucets.

Cleaned out, water softener, reservoir, and cleaned out depart recommended by Novo to keep the water level lower in the salt tank reservoir.

The irrigation line was blown out in the fall but the shutoff valve wasn’t completely closing. The is caused the system to to freeze and burst. The backflow preventer is now cracked and needs to be replaced. The sump pump has also failed. It doesn’t shut off. I runs nonstop. I recommend replacing the sump pump, replacing the irrigation shutoff, and replacing the backflow preventer. I talked to Joe over the phone. He gave the okay to replace the shutoff valve and the sump pump. After the irrigation valve and sump pump were installed, we checked for leaks and proper working order. All is working as they should. **Before the irrigation system gets turned back on, in the spring, the backflow preventer needs to be replaced.
