Installed some new drain piping in the basement crawlspace to make corrections on areas where there was complete backfill on. Made lots of adjustments to make the whole system have a continual flow. Also added on a lot more straps to help support so that the pipes do not bend or break. We did everything we could to help illuminate possibility of any more backups. Replaced a PRV and a number 1 valve

The master shower is leaking through into the bathroom below. Southside Plumbing opened up the drywall near the p trap of the shower and we found that water has been leaking from the pan. The pan is a custom tile pan and the curb has a large crack that has opened up. We believe the water is seeping in through the opening and working its way through the floor around the backside of the membrane barrier. The plumbing for the shower appears to be in working order.

Customer looked at his water meter to see if the dial was spinning. He found the meter was moving very slow. This would suggest water is leaking or water is running somewhere. There is wood floor in the kitchen. The wood floor in front of the dishwasher and the sink is buckling. I will test to see if we can determine if there is a leak or not. To determine whether or not there is a leak on the water system capable of buckling the wood floor, other than the leaking faucet at the kitchen sink, I turned off all fixtures at the emergency stop and checked the water meter at different intervals. The meter didn’t move after 10 minutes, 20 minutes, 30 minutes, 40 minutes or one hour. There are multiple emergency stops that have failed and leak when turning on and off through the packing nut. I recommend replacing the emergency stops for the laundry tub, powder toilet, basement bathroom sink and all other leaking or non-functioning valves. The garbage disposal is jammed up with broken glass that ended up in the sink and went down the drain. The disposal was unjammed using the manual operation opening on the bottom of the disposal. The GFCI reset button had to be pressed on the bottom of the disposal as well. The disposal is now fully operational with no leaks.

Replaced his main valve tree.

Upon arrival the water was turned off to the house. Attempted to turn on the water, but the bottom gate valve was faulty, and did not turn on it all, and was he shut. We turned the water on to the street and soldered on a new ball valve, with piping as well. Found that there was water dripping the ceiling in the basement had to cut dry drywall to find where the leak was coming from. After using lots of water down the sink, noticed that the majority of the water is coming from the drain pipe. Also found that the hot side compression valve was leaking. As in the picture, the Ferrel was reused and had marked marks all over it. It. We ended up re-piping the drain from the main floor into the basement. Also put on two new compression valves. Ended up using about 20 gallons of water to fully test to make sure there are no leaks on the drain. Everything looks good. Still would recommend a flood stop for the RO system. RO system was dry when we left.

There is a new water heater currently installed, but it appears to have never been operated. The heater was already connected on the hot and cold lines as well as the electrical plug. There is a recirculation line that the heater was not connected to. Southside Plumbing made the final connections to the recirculation line however, when the line was tested, there were leaks on the unions above and below the recirculation pump. The shut off valve above the pump was turned off to make the repairs, but the valve did not turn off all the way. The valve was replaced and the unions were removed.

Customer had a very small drip forming from a pro-pressed joint at the bull nose tee. I cut out the tee and replaced. * warranty call**

Customer had a piece of plastic stuck in the disposal and I was able to remove. On visual inspection and operating the disposal, it works well at the time and doesn’t need replacement.

Installed new gas line underneath and across patio to new bbq location.

Repair minor on copper line above water heater. If the water continues on the vent line, recommend getting a roofer out to check it out. Your plumbers from Southside Plumbing, Mark and Zach.

The grooming sink is equipped with a hair straining trap under the sink. The trap was cleaned out by the groomers but the trap lid had a slow drip. Southside Plumbing removed the trap lid and cleaned the plastic surfaces that make the trap seal. The lid was reinstalled and the trap is now holding water properly.

Replaced the shutoff valves under the kitchen sink, installed a new water heater (50 gallon high recovery water heater), and snaked the master shower drain (pulled out a hair ball that was slowing the drain). The customer has an existing RO system under the kitchen sink. The existing connections for the RO system were not replaced and therefore are not covered under warranty and are not the responsibility of Southside plumbing. I recommend installing a flood stop system or comparable system to protect against future damage caused by leaks on the RO system. *see estimates

Replaced 50 gallon water heater.

The kitchen drain line has cracked and failed in the wall behind the dishwasher. The line was replaced by removing the dishwasher and cutting open the wall. The sheet rock had to be opened in the basement as well, and the pipe was replaced all the way through the floor.

Once the AC gets up and going, definitely double check to see if the water comes back.

Replaced Pressure regulating valve and the number 1 valve

Installed a new 1 piece Toto ultramax and hauled away the existing glacier bay 1 piece.

The master shower handle has broken off with the stem inside of it. The fixture is a Posi-Temp system from Moen. Southside Plumbing was able to retrieve the internal parts left inside the body. New internal parts were installed and the handle was reattached. While working on the shower, it was noted that the main valve does not turn off all the way. Southside Plumbing attempted to replace the main shut off valve. However, this could not be done due to a faulty curb stop. Highlands ranch water can assist with the replacement of the curb stop under the driveway.

Replaced backflow preventer

The mop sink on the north end has a vacuum breaker that has broken off and needs to be replaced. The parts were located but they will have to be shipped in and this will take a couple of days. The client bathroom in the waiting room area is experiencing low pressure in the faucet. The aerator for the faucet was removed and cleaned. This increased the flow on the cold side, however, the hot side is still running slow. This is due to the installation of a mixing valve on the hot line. Thermostatic mixing valves have tendency to clog up overtime, causing low water flow. The mixing valve can be replaced and set to a proper temperature to supply tempered water to the hand washing sink at a normal rate of flow. While working in the client bathroom, it was noted that there was a small puddle on the floor where the toilet connects to the supply valve. A new supply line from the valve to the toilet will correct this issue.
