Customer thought they had a clogged floor drain. It flooded a day or 2 ago. The homeowner vacuumed out the drain himself. The problem could not be recreated. Looks like the home owner fixed their problem
Installed a new 40 gallon water heater with code updates. I replaced the single wall common vent with b-vent and repiped part of the gas line to accommodate the new location of a drip leg/sediment trap. The temperature and pressure valve’s drain was also repiped over to the floor drain. I replaced the number 1 shutoff valve and the pressure regulator valve. I set the house pressure at about 68 psi (tested at the water heater). The hall bath tub/shower valve wouldn’t shut off either. I cleaned the rough in valve after removing the existing cartridge and installed a new delta cartridge. Valve was tested for leaks and proper working order and all is working as it should.
Installed an air admittance valve and a new trap to alleviate sewer gas that was coming from the previous plumbing underneath the basement bar sink.
The customer had a back up that emanated from the basement floor drain. The back up also occurred in the basement shower and the toilet overflowed due to the back up. The main line was clogged up. It was cleared by an electric snake and the problem was alleviated.
The water coming from the hot side has a yellowish tint to it. The client has a softener and they had never flushed their water heater. I flushed the tank but the customer held off on replacing the anode rod because they might just go ahead and get a new tank. The compression stop to the basement toilet was replaced.
Installed a new client supplied kitchen sink faucet and master bath shower faucet with sprayer.
Sent estimates to replace the water heater
Replaced seized garbage disposal.
Customer has high water pressure. I tested water pressure to be 112 psi.
Installed a number one valve and a pressure regulating valve. Parts and labor warranties for a year.
The existing drain pipe had 2 holes in it from a closet shelf that was nailed into it. The bad section of pipe will be cut out and replaced.
Opened walls to identify leak. Found (2) leaks in kitchen drain line. Provided estimates for repairs.
Customer has a 8+ year old water heater. It was not staying lit. I recommend replacing the water heater. See estimates
Put in new toilet flapper in upstairs hallway bathroom. Previously leaking through slowly letting the toilet to refill periodically.
Customer had a leak in the ceiling of the basement and some signs of water leaking in the powder bath on the 1st floor. The 2nd floor hall bath tub had water coming into the tub from inside the wall, when the valve was on and water was coming out of the tub spout. It looks like the tub spout was bad and leaking into the wall.
Customer had a leak in the ceiling above the bar, next to the dining room table. I found a pinhole leak in the copper pipe. I cut out the bad 1/2 inch copper pipe and replace with a new section of pipe.
Rough-in of all topout almost complete Install new CSST piping over to existing stubout on deck for bbq hookup and test. Rough-in handheld in master shower enclosure by bench instead of by valve.
Installed new sump pump and check valve in the basement
Supplied and installed a new comfort height, round American Standard cadet pro in the master bathroom.
Installed client supplied faucet for the kitchen sink. Kohler Simplace pull-down faucet.
Installed a new 50 gallon Bradford White water heater, updated the venting as per code, installed expansion couplings and rebuilt the mainline valve tree with code updates. 2 year war On the water heater with Southside Plumbing and 6 year warranty through Bradford White. 1 year warranty on the mainline valve tree and expansion couplings.
The upstairs hall shower is leaking down into the basement below. The leak is coming from the cartridge and the cartridge needs to be replaced. Southside Plumbing replaced the cartridge using authentic parts from Moen. The existing handle was reinstalled in the shower is in good working order. While attempting to shut the water off during a shower repair, It was noted that the main shut off valve is unusable due to a leak at the handle. The valve is not leaking while in service but sprays a lot when turned off. The piping has wood paneling in front of it, and the paneling will have to be removed in order to access the piping and replace the valve.
Customer was worried about a noise in the wall when the shower turned on to hot. It was thermal expansion. If you have any other concerns or questions we will be happy to serve you.
There is a large tank heater located near the break room kitchen. Rather than replace the secondary heater with a new unit, Hot water can be sourced from the larger tank instead. This will require tying into the copper lines above the break room and running new lines to feed the bathroom/breakroom fixtures from the larger heater instead. The hot and cold waterlines near the existing water heater need to be capped off along with the electrical connection. The old heater will be hauled away for disposal.
Replaced pressure switches on power direct vent water heater.
I'm horrible with names I think the name of repair man was Wes! He did the a super job and pleasant. Now I personally was surprised at the cost and that probably because I hadn't kept up with cost of repair. So I'll give you a middle star, but don't be bothered it's OK. First, thanks to Heather in the office. I called in a panic because my water had been off for 36 hours and she found someone to come help me that very afternoon. Kyle Taylor was the man who came to my rescue. This soft spoken young man was wonderful! I had pipes burst in the kitchen into the laundry room flooding those rooms and the basement bedroom below. He arrived, went right to work and fixed the first leak but because he checked to make sure there were no other leaks he found more.
