Hello Laura, glad to find the matching O-ring for the model of recirculating pump that you have. Sounds like it was somewhat of a fluke It started leaking after you turned it off. It’s Fairly salad. Think you should be good for a long while. You could definitely go longer with the shower valve, however, if you were going to change out the shower tiles, I definitely would recommend getting a new shower valve put in the master. Rebuild the main valve tree entering the home including 3/4" Main Ball Valve, Pressure Reducing Valves, Vacation Valve, and Sprinkler Valve. Includes: - Remove broken valve(s) - Install additional 3/4" main shut off valve - Install pressure reducing valve; set pressure 65-70 psi - Install 3/4" valve or vacation valve - Install 3/4" sprinkler valve with drain port. * Includes any copper piping required in changing out the valves. * Install new copper at meter. The main drain line will be cleared out using a special drain machine that will scour debris from the inside of the pipe. Along with the drain cleaning machine, it camera scope will be ran down to visually inspect the inside of the line.
The water heater is being replaced as preventative maintenance because it is older in age and the unit is bound to have issues in the near future. The unit was replaced with all new water and gas connections. The vent had to be modified in order to accommodate the new heater. The heater was installed in a drain pan to prevent future damage from leaking heaters.

Hi Josh, just wanted to let you know that everything's wrapped up—the water heater is in place and running smoothly. I'll send you some tentative estimates so you have a rough idea if you decide to move forward with anything else. Regarding the softener, it's actually a good idea to place it in the room we initially discussed for the water heater. Since it's a heated room, it would be safe from freezing. The garage is also an option, but if you go that route, I'd strongly recommend getting a space heater to protect it in the cold. The softener holds a lot of water, and we definitely don't want it to freeze and crack. If we decide to put it in the other room, we'd need to cut some drywall and fish the water lines to the garage and back. Let me know your thoughts! Michael Southside plumbing
Replaced kitchen faucet and a dual valve on the hot side underneath the kitchen sink.
The hose bibs in the front and backyard appear to be original to the home. Client is interested in having both of them switched out for new hose bibbs. Southside Plumbing replaced both of the hose spigots using copper pipe and fittings. The new units are a model 17 from Woodford.
Removed and replaced insert cleanout plug on 3” cast iron T in basement.
Snaked kitchen sink drain to clear blockage. I snaked, through the trap, about 75 feet 2 times. I ran the dishwasher and drained 2 full basins of water to test. All is draining free and clear with no leaks.
There was a crack in an 1.5” sanitary tee, used as the tub vent, in the kitchen ceiling. I cut out the broken tee and installed a new one. I tested for leaks and all was dry.
I replaced 2 hosebibs and one Pressure regulator valve. The hosebib on the left side of the house (accessible from the crawlspace) was replaced. The hosebib to the right side of the front door was also replaced. This hosebib had an unknown leak inside the wall. There is some mold in the wall that will be looked at tomorrow morning. I made a concrete and silicone patch around the hosebibs. I also installed a 1” pressure regulator valve on the mainline. There was no previous pressure regulator valve. I set pressure to be 68 psi at the front hosebib. All work was tested for leaks and proper working order. Hosebibs are working fine and there are no leaks.
Install an Elongated Kohler canister flush toilet In the downstairs teacher bathroom. There was an existing pressure tank that we could not find a match to and was obsolete. Keith gave an approval to put a standard flush toilet as it was in a teacher bathroom only. Also put a pressure assisted tank to the teachers only bathroom directly above it.
Replaced hosebib on the left side of the house (next to garage). Ensured a tight, leak-free connection and tested the new hose bib to confirm proper function and efficiency.
Repaired lower 1.5” RP in mechanical room and installed new air gap fitting.
Went out to repair a water heater that was not producing hot water. I found that the heating element had burned out, so we replaced it with a new one. Upon completion, the water heater was tested to ensure it was working properly for the home again.
Customer called because they noticed a leak in the ceiling. They investigated a little on their own to find a cracked 2 inch fitting on the drainage system (part of the master tub drain). After I inspected the complete drainage system in the basement, the wall of the powder bath, and the ceiling of the kitchen area, I noticed 3 cracked fittings. 1 on the 2” 16th bend for the master tub, 1 on the 3” Sanitary Tee (top of the wall of the hall powder bath), and 1 in the basement on a 3” St 1/8 bend. The existing expansion joint had failed causing added stress on the drain lines. Eventually, the line cracked in multiple places. I repiped the main 3” drain stack from the basement to the ceiling of the 1st floor. I offset the drain to correct the misaligned pipe in the crawlspace. I repiped part of the drains for the 2nd floor bathrooms, as well. I added a new expansion coupling and a clean out for the 3” drain stack. I also found heavily corroded 1/2” water lines. Pressure assisted tank was cracked leading it to spray water everywhere. Southside plumbing replaced the tank, toilet was tested and it’s operational.
I was glad to help you out again. Here’s what I did for you today. Pulled out tile and backer board in basement shower to access leaking shower valve. Cut out old shower valve. On a new single piece shower valve. Gave homeowner the trim so that he can put it on after new tiling is done.
Purchasing installed to elongated pressure, assisted toilets, and set them in the bathroom.
Discussed repairs and gave estimates.
Diagnosed issue and had homeowner order repair parts under warranty. Returned and replaced repair parts on kitchen sink faucet.
