The toilet was clogged and the auger couldn’t unclog it, I pulled the toilet and turned it upside down and I retrieved a cup. I set the toilet and the issue was not resolved. I spoke to the customer and we settled on buying and replacing the toilet. Parts and labor warrantied for a year.
Jack up the concrete in the basement to expose the broken 2” drain line. Remove the existing pipe and replace with pvc. Support the drain line and cover after pipe is repaired and tested. The concrete will be rough patched when all work is completed and tested. The insurance company said they would cover the extraction of the pipe and also putting everything back together after the repair had been made, the pipe repair was $850. The rest of the cost ($3935.00) is the cost to jack hammer up the concrete slab, dig down the trench, backfill the trench, and make a rough patch of concrete.
Installed a new ice maker box behind the refrigerator, in the wall.
Customer called me out as soon as they noticed water backing up their floor drain, in the basement. It appeared to be a clogged sewer. After attempting to clear with my sewer snake, I quickly found the sewer was broken, under the slab. My snake came back with dirt/mud on the tip. This is a definitive sign of a broken sewer. I gave an estimate to replace a section of the sewer line, under the slab. The price could increase, if ther scope or size of the repair increases.
Customer had a main sewer back up. Sewage came out of the floor drain.
Installed new pressure reducing valve, and added on new copper fittings. Set pressure between 65 and 70 psi.
Customer has a leak in the master bath shower. It is an old Grohe shower system with 3 control valves and a thermostatic valve. There is also a broken/missing body spray head. It stopped leaking while I was here. The homeowners will try to see if they can find parts under warranty. The shower system is potentially 30 years old. I will need to know how much material is and what I need to purchase before giving a price. Labor to attempt to rebuild the valves in the system would be 850-2000. Once I hear back with the parts, I can give a better idea of cost. I will wait to hear back. Due to the age of the shower, I recommend Replacing the fixtures, rather than rebuilding them.
Repaired main floor toilet, by adding on a flush valve, tank bowl gasket, brass bolts with rubber washers, and added on a new toilet flapper. Tested upon completion to ensure everything was working properly.
Southside Plumbing installed a Halo 5 filtration system. The sprinkler line had to be rerouted so the sprinklers are receiving raw water from the street. The filter was installed with a shutoff/drain valve to properly flush the unit per the manufacturer’s instructions. A new sprinkler valve was also installed because the old valve is showing signs of old age.
Drain was compact with food debris. We cleared the drain with an electric snake and tested the piping with water.
Customer had water coming out of the walls of the basement. I looked around the exposed drain stack and couldn’t find any leaks. Eventually found the leak on a water line, in the ceiling of the basement bathroom (above the doorway to the bathroom). I cut out the bad section of pipe and repiped the line to repair the pipe (cold water supply line).
Customer has a couple of slow draining toilets. After looking at the toilets, I recommend replacing the toilets with new ones. I recommend a kohler Santa Rosa or Cimarron. Toto Drake or ultramax.
Installed a new 50 gallon Bradford White NG water heater. We added a new thermal expansion tank, pan w/drain, supplies, gas pipe with new drip leg, shutoff valve for the water heater and the humidifier with a hammer arrester. We also repaired the 3” drain stack. There was a crack in the line. I replaced a section of pipe and installed a new expansion coupling. I also replaced the fill valve, flapper, and supply line to the master bath toilet.
Attempted to find source of backup. Ran Water in the basement and main floor. Let us know if there is any issues in the future.
Replaced 50 gallon water heater.
Southside Plumbing replaced a faulty tub spout with a new spout. The new spout is the diverter type with a pull knob style diverter on top of the spout. The toilet in the upstairs hall bathroom as well as the main floor powder room were inspected for draining slowly. The issue happens intermittently in both toilets. The toilets appear to be flushing normally, and an issue could not be identified today.
Customer had a leak on a 3 in plug for the stack clean out. I replaced with a dollar plug, temporarily.
Need city to cleanout and shut off main in yard. City service scheduled 11/20. Repairs to be performed 11/22 most likely. Work completed 11/26. Main tree rebuild with a Moen Flo installed.
Looked in drywall that homeowner had already cut to identify issue. Discussed leak and proximity with homeowner. Tested shower drain and toilet with no leaking downstairs. Lavatory in bathroom leaks from the hot valve immediately when water is turned on. Did not have water leak downstairs at any point during testing, but in discussion with homeowner we have determined the cause of the leak was most likely the lavatory hot valve in the counter which leaked into the cabinet base and then routed outside.
Took out copper drain line and installed new PVC drain line for upstairs bathrooms. Also routed new copper lines to go from a single vanity to a double vanity, provided for new compression stops.
The customer was concerned about a smell coming from the air ducts, I advised him to call an HVAC company to help him.
Client will get more estimates. Hopefully will call us back.
There is currently no room to install a new pressure regulator valve. The house pressure exceeds 120 psi. We will repipe the main water service to accommodate a new number 1 and pressure regulator valve. The new house pressure will be set between 65-70 psi I came back to replace the number 1 shutoff valve and the pressure regulator valve. I attempted to shut the water off at the cub stop (shutoff valve in the ground). The curb stop cover/lid was broken in 2 pieces. The riser is filled with dirt and water. I can’t get my key down to the valve to shut it off. The riser needs to be vacuumed out and cleaned to access the shutoff valve which should be 4-6 feet under ground. If the valve turns out to be broken, which is unlikely, there would be an added cost to repair the valve. I can only give a rough estimate to access the curb stop. There is no telling, exactly what will be required to gain access to the curb stop. The estimate to gain access is $1500-$5000. This doesn’t include the pric
Customer has a clogged toilet. I augered the toilet to clear blockage. I also noticed very high water pressure. There was multiple issues so I gave a few estimates.
The drain was fused to the tub shoe and would not unthread. The customer will try to remove the drain. If they are unsuccessful they will call me back and at that point I will be replacing the tub waste and overflow.
