Ran a new 3/4” copper line to the back unit. Included excavation and concrete pour.
Lowered the drain line to kitchen sink, new tub diverter, new PRV,And added on new piping above water heater.
Frozen Pipe Repair: During a cold snap, a homeowner discovered frozen pipes threatening to burst. We quickly thawed the pipes using safe, professional methods and insulated them to prevent future freezing, safeguarding the property from costly water damage.
A copper elbow, for the hot waterline near the kitchen has a small pinhole leak. Southside Plumbing shut down this end of the hot water system and drained it down so the line could be cut open. The copper elbow was replaced with a new elbow and the new connections were made by soldering the pipe. The system was then re-pressurized to test for leaks. The recirculation system is also restarted and checked to verify for flow through the pump.
The current water heater will not keep the pilot lit & the pilot goes out whenever the lighting button is released. The water heater has already had service done on the pilot light assembly/gas control valve. The water heater is a whirlpool and we were unable to track down new parts from local suppliers. Southside Plumbing replaced the water heater with a new 40 gallon unit from Bradford White. Install installation included a new pan, Expansion tank, And shut off valve.
Installed two pressure assisted toilets.
The recirculation pump servicing the hot water system has sprung a leak right at the union. The whole section of piping that houses the recirculation pump is suffering from wear and tear due to old age. Southside Plumbing replaced the entire section of piping with a new pump, Shut off valves, Check valve, And a new drain port for the water heater. The piping was replaced all the way up through the ceiling tile due to mineral buildup on the pipe coming down.
The 2nd floor hall bath tub drain is leaking through the drain flange and old gasket. I pulled the drain to find no putty and a dried up gasket. I replaced the drain and gasket and tested for leaks. There aren’t any more leaks on the drain after the new drain was installed. I also removed an old saddle tap in the basement about 7 feet from the water heater.
Customer has a leaking Hansa faucet. I recommend replacing the faucet. Customer will let us know how they want to proceed.

Customer said they were having problems with water hammering. We tried to recreate the noise and were unsuccessful in our attempts. The tenant played me a video of the noise. It sounded like a machine gun. Non stop rhythmic hammering, is what was heard from the video. The house pressure was about 48 psi. There was a new looking sharkbite pressure regulator valve on the mainline. I also noticed an old gate valve as the number 1 shutoff valve. It is impossible to know where the noise was coming from. If it happens again, we can come back out to try to recreate the sound. I am unable to give any estimates at this time. If we can make the noise come back, we will have a better chance at finding a solution. The water heater is 17+ years old and should be replaced to avoid a bigger problem. The master shower drain has made gurgling noises in the past and in an attempt to stop any noises in the future, Southside Plumbing ran a drain machine down the master shower drain. Customer has a gas leak on the threaded connection, downstream from the gas valve. Serial number 20500/0018363. This dryer has a gas leak. Some of the existing pipe will be replaced and a new gas shutoff valve will work.

Hello Laura, glad to find the matching O-ring for the model of recirculating pump that you have. Sounds like it was somewhat of a fluke It started leaking after you turned it off. It’s Fairly salad. Think you should be good for a long while. You could definitely go longer with the shower valve, however, if you were going to change out the shower tiles, I definitely would recommend getting a new shower valve put in the master. Rebuild the main valve tree entering the home including 3/4" Main Ball Valve, Pressure Reducing Valves, Vacation Valve, and Sprinkler Valve. Includes: - Remove broken valve(s) - Install additional 3/4" main shut off valve - Install pressure reducing valve; set pressure 65-70 psi - Install 3/4" valve or vacation valve - Install 3/4" sprinkler valve with drain port. * Includes any copper piping required in changing out the valves. * Install new copper at meter. The main drain line will be cleared out using a special drain machine that will scour debris from the inside of the pipe. Along with the drain cleaning machine, it camera scope will be ran down to visually inspect the inside of the line.
The water heater is being replaced as preventative maintenance because it is older in age and the unit is bound to have issues in the near future. The unit was replaced with all new water and gas connections. The vent had to be modified in order to accommodate the new heater. The heater was installed in a drain pan to prevent future damage from leaking heaters.

Hi Josh, just wanted to let you know that everything's wrapped up—the water heater is in place and running smoothly. I'll send you some tentative estimates so you have a rough idea if you decide to move forward with anything else. Regarding the softener, it's actually a good idea to place it in the room we initially discussed for the water heater. Since it's a heated room, it would be safe from freezing. The garage is also an option, but if you go that route, I'd strongly recommend getting a space heater to protect it in the cold. The softener holds a lot of water, and we definitely don't want it to freeze and crack. If we decide to put it in the other room, we'd need to cut some drywall and fish the water lines to the garage and back. Let me know your thoughts! Michael Southside plumbing
